How much does a rewire cost in the Cotswolds?
A national cost survey puts a full rewire of a 3-bedroom house at about £6,500 and a 2-bedroom house at about £4,500. We found no local firm that publishes a rewire price. Stone walls, old cottages and listed buildings usually cost more. Prices vary; get at least three written quotes.
National guide prices for a full rewire
National guide prices for a full rewire run from about £3,200 for a 1-bedroom flat to about £10,500 for a 5-bedroom house. These are national averages from MyJobQuote. They are not Cotswold quotes.
We found no firm in our area that publishes a fixed rewire price. Local firms give a price after a survey. For example, Future Power Solutions in Witney says its rewire survey and estimate are free.

A second national survey
A second national survey gives lower figures, but it is older. Homebuilding & Renovating published these ranges in April 2023. Prices have gone up since then. Use the table to see the spread between sources, not as a price for 2026.
| Property | National typical cost | Typical time |
|---|---|---|
| 2-bedroom flat | £3,000 | 5 to 7 days |
| 2-bedroom house | £3,000 to £4,000 | 6 to 10 days |
| 3-bedroom semi-detached house | £4,000 to £5,000 | 10 to 14 days |
| 4-bedroom detached house | £4,500 to £6,500 | 12 to 15 days |

Why Cotswold homes often cost more to rewire
Thick stone walls are the main reason. Many Cotswold cottages have solid limestone walls with lime plaster. Cutting channels in stone is slow, noisy and messy. Often the electrician runs cables in other routes, such as under floors, in lofts or in neat surface trunking.
Old floors limit the routes. Flagstone or solid floors cannot be lifted like timber boards. This leaves fewer hidden routes for cables, so the job takes more planning.
Old wiring adds work. Many older homes have wiring from different decades. Some have old rubber or lead-sheathed cable. The electrician must find and remove or isolate all of it.
Listed buildings need extra care. If your home is listed, ask the council conservation officer before work starts. Consent can be needed for work that affects the character of the building, inside or out. The electrician may need to follow routes that the council agrees.
Travel between villages adds cost on a job that takes many days. A firm that is based close to you may charge less for travel.
Costs that a rewire price may not include
Many rewire quotes do not include plastering and decoration. Ask what "making good" means in each quote. Some firms fill the holes but do not plaster or paint.
- Plastering and decoration after the work.
- A new consumer unit, if the quote does not list it.
- Smoke and heat alarms.
- Outbuilding supplies and outdoor sockets.
- Extra lights or sockets that you add during the job.
Part rewire or full rewire
You may not need a full rewire. An EICR shows which circuits are safe to keep. Some owners rewire one floor or one extension at a time. A rewire is notifiable work under the building regulations. A registered electrician can notify the council for you.
Prices vary; get at least three written quotes. Ask each firm to visit, because nobody can price a rewire in an old stone house from a phone call.
Questions
Do I need to move out during a rewire?
Not always, but an empty house is quicker to rewire. If you stay, the power is off for parts of each day and dust is likely. Ask each firm how it plans the work.
Can an electrician avoid cutting into stone walls?
Often, yes. Cables can run under floors, in lofts, behind skirting or in surface trunking. Ask each firm which routes it plans to use.
Should I get an EICR before a rewire?
Yes, if you are not sure the whole house needs it. The report shows which circuits are safe and which are not.
